New Home Construction Process

Whether this is your first time building a new home or your third, it’s so exciting to see it all come together! But did you know there’s actually a lot required to get your new home from an empty lot of dirt to a beautiful finished product?

Let’s walk through it together:

First up, you have to pick your community, floorplan, home site, and sign the contract.

Next, there’s a lot of behind-the-scenes action that takes place. The Pacesetter starts department begins to prepare the construction drawings and engineering plans to be submitted to the city for permitting. Once the permit is ready, your new home will be released to the field.

Then, the pre-construction meeting will be scheduled. This meeting takes place with your New Home Specialist and your Construction Manager. They will go over your home’s blueprints with you and discuss any structural options or upgrades you have purchased.

Once everything is approved and ready to go, your new homesite will be cleared and leveled, if not already. Formboards are added next, which hold the shape of the concrete when the foundation is poured. Then, all your pipes, plumbing, and utilities are installed.

And finally, the foundation is poured. Once your foundation has dried and passed inspection, we begin framing out your new home. When the frame is completed, electrical, plumbing, windows, and exterior doors are added.

Before moving any further, you will have a Pre-Drywall Orientation with your Construction Manager. During this orientation, your Construction Manager will walk you through your home, showing you where the mechanics of your new home are located.

Next, we add sheetrock. We do a process called “Tape & Float” to cover up the sheetrock seams. This process is done multiple times to ensure an ultra-smooth wall. Up next is texture, painting, and all the interior trim work. This includes window sills, baseboards, and doors.

After that, we start the fun stuff: installing the cabinets and countertops you choose. But don’t worry, we haven’t forgotten about the exterior of your home. During the construction process, the interior AND exterior of your home is being worked on simultaneously. So, the hardy plank siding and masonry is being added as well as shingling the roof, painting the exterior trim, landscaping, and fencing.

Ok, back to the fun stuff! After cabinets and counters, we’ll add your flooring, the tile work in the bathrooms, and the kitchen backsplash.

We’re almost done! We just need to add the finishing touches

  • Carpeting
  • Lighting
  • Bathroom and kitchen sink faucets
  • Bathroom fixtures (towel bars, toilet paper holders, etc)
  • Appliances
